Located in the heart of Yarmouth, Maine, 289 Main Street represents a new chapter of thoughtful infill development designed to enhance the town’s walkable village core. The project includes 15 market-rate apartments and three ground-floor retail spaces, contributing to Yarmouth’s growing demand for mixed-use housing and vibrant local commerce.

When the client acquired the vacant .22-acre property, the purchase included a complete construction document set originally prepared and stamped by another architecture firm. However, the original Architect of Record was no longer with that firm, leaving the project without active architectural oversight. The client needed an architect to review, validate, and assume responsibility for the existing design — ensuring it met current codes, constructability standards, and local approval requirements.

RWH Architect was engaged to perform a comprehensive architectural review of the construction documents, focusing on constructability, value engineering, and compliance. Through detailed analysis and collaboration with the development and construction teams, RWH identified opportunities to improve efficiency and cost-effectiveness without compromising the design intent.

Upon completing the review, RWH took ownership of the project as the new Architect of Record, preparing the revised documentation and coordinating with Beylin Development, the project’s construction lead and developer, to guide the redevelopment through town review and resubmittal for approval.

This careful transition not only ensured design continuity but also provided the client with a trusted architectural partner to carry the project from technical review to successful construction. The result will be a modern, context-sensitive addition to Yarmouth’s Main Street — bringing new housing, retail activity, and architectural vitality to one of Maine’s most desirable communities.
