Perched along the shoreline of Lake Winnipesaukee, the property in Laconia, New Hampshire presented both a rare opportunity and a complex set of design challenges. The .49-acre site, with 140 feet of waterfront and an existing U-shaped piling-supported dock, is defined by its direct relationship to the water. At the same time, it is constrained by existing development patterns, including two driveways, municipal utilities, and multiple existing structures—a modest 1947 residence, a newer cottage, and a detached two-bay garage.

The homeowners sought to replace the original house and garage with a new 4,200 square foot residence that embraces an open-concept layout and maximizes lake views through expansive glazing. Early in the process, the primary objective was to establish a clear and approvable conceptual floor plan to determine the precise location and orientation of the new foundation—an essential step given the proximity to the water, existing site features, and local permitting considerations.

The design responds to these constraints by organizing the home around a strong central living core oriented toward the lake. The first floor plan establishes a sequence of spaces that transition from arrival to waterfront: a defined entry and foyer lead into a large, open kitchen, dining, and living area, all visually and physically connected to the exterior decks. Supporting spaces—including a mudroom with drop zone, pantry, laundry, and powder room—are positioned to serve both daily use and lakefront activity, while maintaining a clean and uncluttered primary living experience.

A first-floor primary suite is carefully integrated for privacy while still benefiting from water views, complete with a walk-in closet and en suite bath. The inclusion of a sunroom further extends the seasonal usability of the home, acting as a transitional space between interior and exterior environments.

The second floor expands the home’s capacity for hosting and recreation. Multiple guest bedrooms, shared and en suite bath spaces, and a central game room create a flexible upper level suited for extended family and visitors. A catwalk overlooking the main living area reinforces the open-concept intent while introducing vertical connectivity and natural light deeper into the interior. Additional features such as a wet bar and strategically placed storage respond to the functional demands of a waterfront home designed for gathering.

One of the project’s key challenges was translating the homeowners’ desired aesthetic—initially informed by a third-party builder’s portfolio that was no longer accessible—into a cohesive and buildable design language. This required distilling general preferences for modern lakefront architecture, including large glass openings, layered exterior materials, and a balance of scale, into a clear architectural direction. The resulting design incorporates a mix of cementitious siding, stone veneer, and standing seam metal roofing elements to create visual depth while remaining appropriate to the regional context.

Additional challenges included coordinating the new building footprint with the existing site conditions, managing grade relationships between the garage and main living level, and ensuring that the massing and height of the structure remained consistent with local zoning and waterfront regulations. The need to align the architectural vision with constructability, drainage, and long-term durability—particularly in a lakeside environment—was a consistent driver throughout the design process.

The result is a carefully considered lakefront residence that balances openness with structure, and modern expression with contextual sensitivity. The project reflects a deliberate response to site, program, and client goals, translating a complex set of constraints into a cohesive architectural solution.
