The Modern Mixed-Use Urban Building is a transformative urban infill development that reimagines an underutilized site as a vibrant, community-centered destination. Designed to support contemporary living while strengthening the surrounding neighborhood fabric, the project integrates residential, commercial, and community-focused spaces into a cohesive, highly functional environment.
The building features a balanced program of thoughtfully designed three floors of residential units above a commercial ground floor that activates the streetscape with retail and service-oriented uses. The residential component offers a range of unit types tailored to diverse lifestyles, from working professionals to families, with an emphasis on comfort, efficiency, and long-term livability. At the street level, transparent façades, pedestrian-scaled design elements, and accessible entry points create an inviting public realm that enhances walkability and encourages local economic activity.
A key driver of the design is the integration of community amenities that extend beyond the building footprint. These include a daycare facility, teen-focused programming space, fitness areas, and flexible community rooms, all complemented by a rooftop garden and adjacent outdoor open space. Together, these elements foster social connection, support daily life, and introduce much-needed green space into a dense urban setting.
From a design perspective, the project presented several challenges typical of complex urban infill sites. Limited lot size and the need to maximize usable area required a highly efficient building layout and careful vertical stacking of uses. Zoning constraints, accessibility requirements, and life safety considerations demanded precise coordination across disciplines. Additionally, integrating meaningful open space and community amenities within a compact footprint required innovative spatial planning.
