Set within eight acres of the historic Brooks Estate landscape in Groton, Massachusetts, this residential renovation transforms a modest 1970s ranch home into a light-filled retreat that embraces the surrounding meadow views and wooded scenery. The project focuses on expanding the home vertically and reimagining the interior layout to better connect the house to its remarkable natural setting while improving functionality for modern living.
Originally built as a single-story ranch, the home was limited in both spatial flexibility and its ability to take advantage of the sweeping vistas across the former Brooks Estate property. RWH Architect developed a design strategy centered on a new shed dormer addition, allowing the underutilized attic space to be expanded into a fully functional second level. The dormer introduces two additional bedrooms and a new bathroom, significantly increasing the home's livable square footage while maintaining a low-profile architectural presence that respects the rural context of Groton.
A defining feature of the renovation is the addition of a second-floor balcony designed to capture the expansive views of rolling meadows and lush greenery surrounding the property. This outdoor space allows residents to experience the landscape from an elevated vantage point while visually extending the home toward the open fields beyond. Carefully placed windows and doors throughout the upper level further reinforce the connection between the interior spaces and the natural environment.
On the first floor, the design addressed one of the primary challenges typical of ranch homes from the 1970s: compartmentalized interior layouts with limited natural light and circulation. RWH Architect removed several interior walls to create a more open-concept living environment that seamlessly connects the kitchen, dining, and living spaces. This transformation improves daylight penetration, enhances sightlines across the home, and establishes a modern spatial flow better suited to contemporary lifestyles.
Another key component of the project involved reconfiguring the existing bedroom layout. The original first-floor bedrooms were consolidated to create a spacious primary suite complete with a dedicated master bathroom. This change provides the homeowners with a private retreat while maintaining flexibility for guests and family members on the newly expanded second level.
The exterior of the home was also comprehensively upgraded as part of the renovation. New siding and windows modernize the appearance of the original structure while improving energy efficiency and durability. These updates ensure the expanded home feels cohesive and refreshed, rather than like an addition layered onto an older building.
Designing within the constraints of an existing ranch structure presented several architectural challenges. The new dormer had to be carefully proportioned to add meaningful interior space without overwhelming the original roofline or disrupting the character of the home.
